Properly keeps your commercial and residential portfolios, and every date that matters, in one place. Ask the AI Copilot a question and it answers from your own numbers.
A fictional portfolio, a real question to the Copilot, and a task set in under a minute. Tap the speaker for music.
Unit-by-unit lease tracking. Rent reviews, lease expiries and holdovers are flagged automatically, so nothing slips past you.
Tenancy details and compliance dates (EPC, gas safety, EICR) in one place, with a flag the moment something is due or overdue.
Ask questions about your live portfolio, draft tenant emails, and let it propose tasks for you to confirm. Nothing changes without your say-so.
Start from a spreadsheet. Commercial and residential sit side by side.
Every renewal, certificate and to-do in one list, whether you add it or the Copilot proposes it.
Get straight answers and draft actions from your own data, in plain English.
Properly started as a tool for my own portfolio, which mixes commercial units and residential lets. It's now open to a small number of other landlords and agents, and I'm working directly with each of them to get it right.
Every plan includes full task management. Mid-tier plans trade off portfolio size against the AI Copilot.
Landlords and small letting agents with a commercial portfolio, a residential one, or a mix of both. It's built around people who currently keep this in spreadsheets, emails and their own head.
A list of your properties, ideally in a spreadsheet: addresses or unit numbers, tenants, rent, lease end dates and certificate dates. If your records are messy, say so when you request access and I'll help you get set up.
Not yet. Your spreadsheet is the source of truth for properties and leases: update it and upload it again. Tasks are created and edited directly in Properly.
No. It answers from the data you've uploaded and can propose tasks, but nothing is saved until you confirm it. It can't edit your property records.
Each account is separate, so other users can't see your portfolio. When you ask the Copilot a question, the relevant data (which can include tenant names and contact numbers) is sent to our AI provider to produce the answer. Our database is hosted in the United States. The privacy notice has the full detail.
Plans run from £9 to £39 a month, shown above. During the pilot there are a limited number of free two-week places.
